The wave of active reconsideration and renovation of industrial areas has reached the aglomeration of the northern capital. This time the focus was on the wagon-repair plant "Sofia" that is located very close to the former imperial residence in Tsarskoye Selo. According to the technical project of the competition for the concept of integrated development of the territory, in the plot of 22 hectares it was supposed to place residential neighborhoods, apartment complexes, business and cultural centers, schools, kindergartens, clubs for kids and adults' education, shopping and entertainment center, sports center, Museum and square. It was necessary to find a balanced solution to the opposite, at first glance, tasks: to provide the necessary social facilities - at a given density of buildings;to create a modern district - simultaneously working in the historic environment; to form an affordable and open areas - and concern about their safety. A main feature of the project was to be the integration of historic buildings - the building of the plant "pavilion Uritskogo" and "locomotive shed at 4 stalls station Imperial Pavilion"
Based on the rich historical past of the area, the architects of "Atrium" bureau conducted a preliminary analysis of the territory in various aspects to identify the key starting points. For example, the question of comfortable transport accessibility: in spite of the advantageous location of the Pushkin relatively to St. Petersburg, the plant plot is cut off from the city center and major transport links. Architects, in turn, offered in the future to create a tram line connecting the station "Alexandrovskaya" near the factory, the city center and the station "Tsarskoye Selo". This decision will not only organize the availability of a residential area, but also to improve the tourist infrastructure of Tsarskoye Selo. It would be interesting in this case to use a tram on tires - almost noiseless ecological form of transport, which has been successfully used, for example, in Paris and Venice.
In the formation of the master plan of the new quarter and selection the style a lot of attention was paid to the historical tradition. The structure of the city has developed in a radial way and is focused on compositional and semantic center of the city - two magnificent park, named by Catherine and Alexander. By combining a plurality of types and sizes of building, architectural styles, differing in both the periodic and geographical characteristics, Pushkin, like a quilt, was very lively and different scales. At the same time, the factory "Sophia" itself established its part, the subordinate plan of tracks, shops location, park and avenues
Therefore, in designing the new urban fabric the main idea was to preserve planning schemes of the factory site. As a result two main functional areas were formed - the area of social development, focused on Kuzminskoe highway (commercial buildings, social infrastructure, administration building and a museum), and the living area, opened to the green floodplain Kuzminka river - actually residential housing and apartments. The public part a sort of protects the residential area from the busy street.
All Exploited land area is riddled with large and small landscaped recreational areas. The main pedestrian boulevard develops from the floodplain of the river Kuzminka - railway station "Alexandrovskaya" - in the direction of the city center and forms a single united walking zone with the Alexander's and Catherine's Park. This "green route" connects the entire territory of the complex being a semantic and compositional axis of the renovated area. The inner area is free of cars (road wraps around the complex), for it is uniformly distributed sports and playgrounds. However, despite the total pedestrian and bicycle permeability of the new area, yards are isolated and have secured access control. Yards level is raised above the level of the public walking areas, which is a natural barrier and helps to avoid the use of fences.
To synthesize historically typical of these places urban planning and stylistic diversity - and at the same time satisfy the needs of different groups of the population - there have been developed five typologies that formed three main quarters. Thus, a significant part of the "European quarter" is composed of small 3-section five-storey houses with sloping roofs and large green courtyards. The first floor mainly houses apartments and facades are composed of small pieces of different shape skates, articulations and materials (brick, panels, wood, stucco and fiber cement panels).
The central festive area of the new district is formed by five-story "towers" - formed, but it does not fence off a solid wall. Each floor is unique in terms of circuit that allows you to create an interesting, diverse plastic facades of fiber cement panels and ceramic baguettes imitating the wood.
Public part of the district with the mall and sports center is flanked by "Lofts" - 4-storeyed houses with high ceilings, attic duplex apartments and varied floor plans - from mini-lofts to large attic loft overlooking the old mall. Facades of houses emphasize the industrial environment: in the decoration brick, metal and concrete dominates.
Demanded trick in the reorganization of industrial zones - to use the old elements of the plant infrastructure. It allows you to create a diverse environment and provide convenient targeting system on the territory of a new residential area. In this context, gantry cranes can be turned into a tram stops, tube boiler - to the observation deck, etc.
