Kutuzov City Residential Complex
The residential complex "Kutuzov City" is located in one of the greenest districts of Moscow — the Mozhaysky District of the Western Administrative Okrug. Its unique location on the border of the "Setun River's Valley" nature reserve defined the architectural philosophy of the complex and served as the starting point for all subsequent design decisions. Our task was to fully unlock the potential of this site by developing an architectural concept for the residential environment that is both private and maximally open to the surrounding nature.

The territory, covering an area of 0.58 ha, allowed for the creation of an ensemble of three buildings with varying heights, thereby ensuring a diversity of layout options and high-quality characteristics of the apartments within the complex. The arrangement of the buildings is based on principles scaled to the human dimension: two mid-rise buildings with fluid facades are oriented along the green belt, while a high-rise tower is positioned deeper within the site, forming a distinctive silhouette for the quarter. This urban design solution provides optimal views: residents of the buildings facing the park are literally immersed in the greenery, with mature trees unfolding before the panoramic windows and balconies of spacious corner apartments. At the same time, occupants of the high-rise tower enjoy impressive panoramic views of the park, the valley of the Setun River, and the cityscape, being situated within a more dynamic urban context.
We aimed to create a contemporary architectural aesthetic built on the softness of forms and a dialogue between the urban environment and the landscape. The main focus is on rounded corners and an irregular facade pattern inspired by natural principles of form-shaping, where simple geometry is absent. Bay windows and facade projections add plasticity and create a play of light and shadow, enlivening the perception of the buildings. The buildings oriented toward the park and southern exposure feature more organic contours, providing a visual connection to nature and maximum sunlight exposure. Conversely, the high-rise tower at the back of the site is designed with clear, concise contours that correspond to the rhythm of city development yet continue the architectural dialogue with the low-rise buildings through the unified balcony pattern and fluidity of the facades.
The landscaped courtyard-garden serves as a natural extension of the project’s architectural concept. The courtyard is elevated above ground level, situated on a stylobate, and faces the park. This space will be more than just a place for walking; it will be a fully-fledged private relaxation area for all residents. Every element in the space — from playgrounds to quiet spots for relaxation — is designed in a unified style that harmonizes with the architecture of the buildings. Thus, the courtyard becomes an important part of the project, enhancing the sense of unity between architecture and nature.
