The new premium residential district is located on the banks of the Strogino floodplain, covering a large 12.14-hectare site where the former Tushino airfield once stood. The project began in 2020 when our architectural studio, ATRIUM, won a closed competition to design the entire riverside area. The size of the site and its location near the water required a thoughtful and integrated approach. Our design not only focused on creating homes with breathtaking waterfront views but also aimed to establish a lively and cohesive urban environment. The new district links the existing buildings in the area to a riverside park, forming a harmonious ensemble that includes the Church of St. Vladimir Equal-to-the-Apostles.
read-about-projectThe front row of buildings features stepped residential towers designed to offer a variety of layouts and maximize the number of apartments with views of the floodplain and the curve of the Moscow River. The towers’ curved balconies, placed on alternating floors, create a bold and memorable silhouette. Their stiking design was especially important, as the towers are highly visible from the river and will serve as a landmark for the entire district. Behind the towers is a low-rise area that creates a welcoming urban environment with streets and smaller blocks. One- and two-story buildings in this area are planned for retail use. Along the northern edge of the district, another row of high-rise towers mirrors the design of the front row, tying the architecture together. The result is a varied, layered skyline with a spacious and open feel, giving the impression of a neighborhood that grew naturally over time. The wide range of apartment layouts, including many with balconies, terraces, private gardens, and unique penthouses, takes full advantage of the location and brings to mind the charm of resort towns.
We started building the district by creating two areas in the west. Our architects designed all the buildings, the surrounding green spaces, and the inside of public places. The design of the courtyards and playgrounds fits perfectly with the overall look and feel of the whole development. A wavy line, made by circles overlapping, is a special design that appears on the buildings and in the gardens. We wanted to create spaces for children of all ages, so we included areas for babies, bigger kids, places for adults to work, and gardens with lovely smells. Every part of the courtyard is meant to be a place to relax, play, and spend time with others.
The design of the building interiors continues the same artistic style. Common areas like lobbies are modern and comfortable, with a stylish look. We designed the lobby to be like a cozy living room, where people can relax, meet neighbors, or even have a quick business meeting. The lobbies have high ceilings with large windows, comfortable chairs, and places to store strollers and bags. They are decorated with warm colors, light stone, and touches of gold, creating a welcoming and elegant atmosphere. The lighting is special, and the shapes are unique, making the spaces interesting. There are also areas for people to wait or work comfortably.
The construction of the first district block has already been completed. The second block is planned to be finished by the summer of 2025.
