Residential Сomplex in Perm, Russia
The new residential quarter in the center of Perm is an example of contemporary architecture based on the principles of historical continuity within the urban context and a high-quality recreational environment. A key challenge was to integrate the complex into the existing urban context while maintaining pedestrian accessibility and transport connectivity to key infrastructure hubs, including the Central Market and the Bus Terminal. On a compact site of 1.47 hectares, a well-considered planning structure will be created, designed to form a new architectural landmark in the central district.

Inspired by the unique heritage of the Perm region — rock formations, the jagged contours of Mount Kolpaki, and the brutalist aesthetics of industrial legacy — the project embodies a search for a new identity of place. The tripartite structure of varying-height towers with stepped massing creates a distinctive geometric silhouette reminiscent of the rugged Ural ridges. The architectural language of the complex combines the monolithic strength of reinforced concrete structures with the lightness of suspended walkways spanning the pedestrian boulevard. Meanwhile, aluminum composite panels and clinker brick facades — emphasizing continuity with factory architecture — form the aesthetic foundation of the project, rooted in the spirit of place.
The project’s core concept lies in creating well-considered infrastructure and a high-quality environment for residents and visitors of the quarter. The first two floors of the stylobate will accommodate commercial spaces — shops, restaurants, and service facilities — with entrances oriented toward the adjacent perimeter streets. Meanwhile, thoughtful zoning of the inner courtyard ensures optimal comfort for residents. Special attention is given to visual appeal: non-linear apartments with French balconies and terraces open up panoramic views of the city and the Kama River, while the complex geometry of layouts enhances natural lighting and visual connectivity with the surroundings. A public square will be introduced in the area of active pedestrian flow, followed by landscaping designed for diverse recreational activities.
A key feature of the project is the car-free courtyard. All transport infrastructure, including a parking lot with independent access points and technical facilities, is concealed underground. The courtyard, elevated to the stylobate level and transformed into a green roof, forms a fully functional recreational zone for residents. Additionally, the use of low-rise structures in the southern part of the site ensures maximum sunlight exposure.
The Perm residential quarter project exemplifies a new paradigm in urban design, where every detail — from the intricate facade geometries to the concept of a formative boulevard —contributes to a striking architectural ensemble and a comfort environment. It has the potential to become a new urban landmark of the city.
