Residential district "Island"
In the northern part of the Mnyovniki Floodplain, along the Moscow River, a new northern extension of the large-scale residential district "Island" has been designed. This new segment will form a distinct waterfront zone, subdivided into three blocks: 12.1, 12.2, and 14. The first phase of construction will deliver quarters 12.1 and 12.2, which share a unified architectural language while each maintaining its own spatial character and functional identity. The architectural concept for these initial quarters centers on crafting a striking skyline, where residential buildings of varying heights respond sensitively to key visual axes — the river, the bridge, and urban panoramas, emphasizing the site's role as the new waterfront face of "Island."

Particular emphasis during design was placed on shaping a distinctive and recognizable riverside facade — a task the architectural team defined as its own creative challenge. This concept unfolds through the differentiation of the two quarters: quarter 12.1 prioritizes privacy and visual connection with nature, while quarter 12.2 emphasizes public activity and functional density. Together, they form a multifaceted architectural ensemble organically embedded within the floodplain landscape and attuned to the expectations of the contemporary urban dweller.
Quarter 12.1 occupies the northern side of the site and defines the primary riverside facade, legible from a distance as an image of sails emerging on the horizon. Four buildings of variable height (10–22) are arranged around a single private courtyard. Two towers (18–22) establish the vertical dominance and compositional rhythm, forming a closed front along the city street, while the lower buildings (10–14) maintain an intimate courtyard scale and extend the urban fabric. The central section of the recreational facade is accentuated by stepped, full-height glazing, creating a distinctive volumetric "cut." Nearly all apartments offer views of the water — a fundamental principle guiding the layout.
The ground floor is designed as an active street front, accommodating cafés, a gastropub, a supermarket, and office spaces. A two-level underground parking garage beneath the entire site preserves the surface for a pedestrian-friendly environment and extensive landscaping.
The landscape design of quarter 12.1 is conceived as a secluded inner oasis — the "fifth facade," primarily perceived from above and from residential windows. Its composition is built upon the metaphor of gentle flow: soft pathways, undulating plantings, and subtly modulated topography evoke a sense of continuous movement, contrasting with the geometric rigor of the architecture. A system of multifunctional canopies plays a central role: the pergola acts simultaneously as an architectural framework, a lighting infrastructure, and a support structure for seasonal installations: from outdoor cinema screenings to a New Year's tree. Functional zones — such as a quiet lawn with mobile furniture and a sports area equipped with outdoor fitness equipment and a running track — are seamlessly integrated into a unified landscape rhythm, free of visual barriers. The children's environment unfolds across two age-specific scenarios: a dedicated zone for toddlers with a sandbox and developmental play structures in the courtyard's northern section, and a ring-shaped play hub for older children featuring a ramped circuit, climbing elements, rope nets, and an internal "funnel" slide. A heated pavilion integrated into the pergola serves as a year-round gathering point, while a dedicated area for seniors offers an intimate corner with adaptive equipment and coniferous planting. The landscape includes over one hundred mature trees, forming a living, seasonally evolving texture.
Quarter 12.2, with greater functional complexity, comprises six buildings of varying heights (14–23) that continue the rhythmic facade along the Moscow River and adjacent urban streets. Its towers — each containing 3–4 apartments per floor — are oriented toward three cardinal directions to maximize solar exposure and panoramic views. All corridors receive natural daylight throughout the day, and elevator shafts are designed as panoramic cabins, enhancing visual connectivity with the surroundings. Individual terraces on every floor create a vertically articulated structure rich in private open-air spaces.
At ground level, the quarter reveals itself as a sophisticated, multi-tiered public realm. Between buildings 3 and 4, a sports and wellness center, featuring a swimming pool and fitness zones, serves as one of the district's primary public anchors. Above the podium between buildings 4 and 5, open communal spaces for residents are provided, while ground floors host diverse amenities: a bakery, restaurants, beauty salons, and offices. All entrances are designed as barrier-free through-passages (without steps or ramps), ensuring direct accessibility for all users, including those with limited mobility.
Quarter 12.2's defining qualities as a premium residential complex include direct waterfront access with a dedicated relaxation area, unobstructed panoramic views of both banks of the Moscow River, absence of overshadowing from adjacent quarters, and proximity to a planned kindergarten — an essential component of the neighborhood's social infrastructure.
The core objective of the landscape strategy was to create a maximally rich yet cohesive courtyard environment, actively exploiting the site's topography and level changes. The composition centers on two key elements: a multifunctional pedestrian bridge and a cascade of water terraces. The bridge establishes a promenade that reveals shifting perspectives of the architecture and greenery. Its soffit is clad in perforated metal panels, generating a subtle visual "ripple" effect — a delicate nod to the river's dynamics. The water terraces consist of a cascade of shallow basins through which water gently flows from level to level, forming small waterfalls and zones for tactile interaction. Along the upper terrace, a shaded coworking area features a desk integrated into the pool structure; to the west, "green" platforms mimic islands amid the current.
The courtyard accommodates diverse leisure typologies —from "green offices"(curvilinear pavilions with atrium glazing, built-in USB outlets, and swivel chairs) to under-cantilever lounge zones furnished with soft seating, coffee tables, swings, and bicycle racks near entrances. Play and teen areas are unified into a single landscape complex: a ramp integrated into the bridge divides the space into an active zone for older children — equipped with street football, a climbing wall, rope nets, and tunnels — and a calmer zone for younger ones.
The facades of both blocks employ a unified textural palette: a combination of metal cassettes with natural stone texture, large-format porcelain stoneware, and limestone creates a layered, painterly surface — expressive both from a distance and in close detail. Upper floors culminate in open-view terraces, reinforcing a sense of lightness and connection to the city panorama.
