The Richard residential complex sales office, designed by ATRIUM, is located on Sorge Street in Moscow’s Khoroshyovsky District, directly in front of the residential complex currently under construction.

A sales office is an essential component of a landmark residential development. Although, in essence, it is a building with an exclusively commercial purpose, the Richard Residential Complex Sales Office performs several important additional functions.

First, it acts as a bright accent within the district’s urban fabric, attracting the attention of potential buyers and demonstrating the quality of the architectural environment that will be created on the site.

Second, it functions as a mock-up, offering an opportunity to view and present the facade materials and construction details that will be used in the residential complex.

Third, it provides an opportunity to work with the manufacturers and contractors who will later be involved in the construction of the residential complex, to understand their strengths and weaknesses, draw conclusions and avoid potential difficulties in the future.

The form of the sales office is literally “cut out” of the volume of the main building, creating a fractured golden surface along the “breaks” that accentuates the main entrance both to the future residential building and to the sales office itself. Into the white volume of the sales office, in turn, a single-storey brick volume of the residential part is inserted — a showroom with apartments replicating the layouts of the residential complex.

The golden shell of the sales office faces Sorge Street and forms the building’s dominant element. This structure consists of perforated aluminium cassettes mounted on a spatial metal frame. Each cassette has its own parametric perforation pattern, composed of circular and square openings that form a distinct density gradient on each plane. The direction of the gradients is functionally determined: the perforation is denser in front of the stained-glass glazing, while above the entrance there are no openings, allowing the plane to function as a canopy.

The spatial frame of the decorative shell consists of uprights, brackets and prefabricated cassette frames, and is attached to the building’s main load-bearing frame with metal plates.

The ground floor is divided into a visitor area and a back office. The visitor area includes a reception desk, two separate waiting zones, a children’s area and a passage to the showroom. The back office contains a toilet, coffee point and staff rooms.

In the double-height visitor area, there is a model of the buildings with an interactive screen. Suspended above the model is a three-metre decorative light fixture, consisting of a metal frame covered with translucent fabric.

The second floor is a mezzanine and has a strictly commercial function. The open space for managers is divided by frosted glass partitions, while the sales office manager’s room is enclosed by full-height glass walls. A window from the manager’s office looks out onto the construction site, allowing visitors to be shown the progress of the works. Through the stained-glass glazing of the open space, the perforated golden shell remains visible.
