This 14-storey building forms part of a comprehensive development in Jumeirah Village Circle, one of Dubai’s most rapidly developing districts. The project inherits the strongest qualities of contemporary residential architecture in the UAE: a striking external appearance and an active facade composition are combined with a clear intention to provide maximum protection from the sun through planning solutions.
The building is predominantly composed of one- and two-bedroom apartments, while the upper floors are occupied by penthouses. The facades are wrapped with rows of spacious balconies, which act as a buffer zone between the street and the living spaces. At the same time, the apartments are extended deep into the plan, with elongated room proportions. This planning feature helps ensure sufficient shading and a comfortable microclimate throughout the day.
The first five floors accommodate retail space and parking arranged as an inclined ramp structure. The upper level of this part of the building simultaneously functions as an internal courtyard with a swimming pool and sun loungers — a solution driven by the fact that the development occupies almost the entire site.
The building has a relatively massive silhouette. For this reason, the facades of the complex are visually divided into several sections: the parking zone, the corner section and the intermediate sections. The entrance to the residential lobby is marked by full-height glazing with concrete supports in the form of inverted trapezoids.
Thanks to the arrangement of apartments around the lift lobbies on each floor, it was possible to introduce natural daylight into these spaces: it enters through corner glazing overlooking the inner courtyard.
